What Types of Business Addresses Can You Use in Thailand?

When registering a company in Thailand, your business address is more than just a formality. It affects your eligibility for VAT registration, visa applications, and long-term compliance with Thai law.

Choosing the right address at the beginning helps you avoid unnecessary delays and complications later. This guide explains the types of addresses you can use for Thai company registration and which ones qualify for VAT and immigration purposes.

VAT-Compliant Business Addresses

These are the safest options for approval with the Department of Business Development (DBD), the Revenue Department, and the Immigration Bureau.

1. Commercial Office (Leased or Owned)

The most reliable and widely accepted option.

  • Suitable for company registration, VAT, and immigration

  • Requires a valid lease, Ta-bien Baan (house registration), and the landlord’s tax ID

  • Ideal for businesses hiring foreign staff or applying for work permits

2. Home Address or Shop-House

A practical option for smaller businesses.

  • Can be used if it has a valid Ta-bien Baan

  • Must comply with local zoning laws for some industries

  • Requires the owner’s consent and supporting documents

3. Retail Space

Common for customer-facing businesses.

  • Storefronts and commercial units qualify for VAT registration

  • Popular among restaurants, retail stores, and service companies

Conditional or Limited Use Addresses

These address types may be accepted for registration but often have restrictions for VAT or immigration.

1. Coworking Spaces and Virtual Offices

Convenient but not always compliant.

  • Not all providers are VAT-registered or able to issue valid leases and tax invoices

  • Some spaces do not meet requirements for work permits

  • Always confirm documentation before choosing this option

2. Condominium or Apartment Units

Generally not recommended for business registration.

  • May be accepted by the DBD for company registration but usually not valid for VAT or immigration

  • Most condo buildings prohibit commercial activity

  • Approval depends on the building’s rules and the quality of supporting documents

Why the Address Matters

Your registered address affects key compliance areas:

  • VAT registration: You cannot charge or claim VAT without a valid business address.

  • Visas and work permits: Immigration requires proof of a proper commercial location for foreign employees.

  • Future operations: Changing your address later can be time-consuming and expensive.

In Thailand, not every address is suitable for business registration. A commercial office, shop-house, or retail unit provides full compliance, while coworking spaces and condominiums can lead to problems with VAT or immigration.

Before you register your company, have your address documents reviewed by a qualified legal advisor to ensure they meet the standards of the DBD, Revenue Department, and Immigration Bureau.
